All Cedar Shingle Siding and Roofing was Replaced in Original Format
- Work completed by the same father son team that completed the same work in late 1980s
- Whimsical original flared rooflines and edges were restored
- Work completed over three years
Exterior trim was restored, painted and treated with bonding wood epoxy
All windows were restored and reglazed. Some windows replaced to original specifications
All window screens and screen doors were restored/rebuilt and rescreened in metal
Waterproof deck membrane and drains replaced on the sleeping/observation terrace
All banisters and rain gutters restored and painted
Electrical receptacles were added throughout the exterior of the house
Photo sensor lighting was added to the entire exterior of the home, garage, pergola, and roof deck
Custom cedar mountings installed to trim out all electrical receptacles and lighting

Acquired rights to the grounds just outside the reflecting ponds gate in 2021/22 to preserve the Eucalyptus trees for $75,000
- The Eucalyptus trees are believed to be older than property based on photos, thus dating them at over 135 years old
Eucalyptus garden was totally renovated with Pasadena restoration architect, Ron Smith
Added custom landscape lighting throughout the Eucalyptus garden
Brick masonry project to gate that opens to the Eucalyptus garden
Fully surveyed the Bixby Ranch House parcel and the Eucalyptus garden area
Garden can be deeded back to the HOA Agreement on record
